    Who Jose Serves

Five paths. One standard of representation.

Every relationship begins with a clear understanding of your property, your numbers, and your goal — not a generic process.

    The Approach

Where market value, property economics, and negotiation meet.

Jose works at the intersection of four disciplines that most transactions are handled in isolation. The result is representation that reads the whole picture — the property, the numbers, the terms, and the follow-through.

    • —Property-specific strategy
    • —Income & expense analysis
    • —Local market knowledge
    • —Bilingual English / Spanish
    • —Persistent transaction management
    01

    Market Value

    02

    03

    Negotiation

Terms, contingencies, and leverage handled with discipline from offer through closing.

The factors behind a disciplined decision.

Before a property becomes an opportunity, Jose evaluates the economics that determine whether it earns its place in a portfolio. This is the framework — not a promise of outcome.

    Negotiation Case Study

Turning occupancy risk into a workable closing

3116 Central Avenue · Union City · Multifamily Property

    1. 01

      Situation

An investor needed to sell a Union City two-family property occupied by long-term residents whose tenancies extended more than two decades. Rents were substantially below prevailing market levels, and the property required meaningful attention.

    2. 02

      Complication

Many investors viewed the existing occupancy and condition as significant risks. The eventual buyer—a contractor with a renovation strategy—preferred vacant possession, while the residents initially had no intention of relocating. Without a thoughtful approach, the transaction could easily have stalled.

    3. 03

      Strategy

Jose priced the property to reflect its condition, existing tenancies and investment potential. He then opened respectful communication with the residents, listened to their concerns and built trust over several months. Those conversations helped the residents evaluate their housing needs and consider voluntary alternatives, while Jose kept the seller, buyer and residents aligned as the transaction advanced.

    4. 04

      Result

The transaction closed successfully, and the residents ultimately transitioned voluntarily without a cash-for-keys payment. Following the acquisition and renovation, the owner reported that—within approximately one year—the property appraised about $250,000 above its purchase price and had become a stronger-performing rental asset.

    5. 05

      Lesson

Complex occupied-property transactions are not solved solely through pricing or pressure. They are often solved by investing time in people—understanding their circumstances, maintaining trust and aligning practical needs with the transaction's economic objectives.

Patient negotiation can protect people, preserve a transaction and unlock value that others overlook.

The appraisal outcome above is owner-reported and shown for context only. It is not presented as profit, return on investment, guaranteed appreciation, or an independently verified figure. Sale-price, closing-date, and rent details are intentionally omitted.
